We understand that a buying search for property is time consuming. You also need good contacts with estate agents to find the best properties. If you are looking for your perfect new home or acquiring a buy-to-let investment, Citrus your buying agent has the local knowledge, expertise and negotiation skills to help you.

As your independent property finder, we act solely on your behalf searching the whole marketplace to find a property which accurately matches your specific requirements and budget. We often have access to off market properties, putting you ahead of other purchasers.

The Buying Process


1) Your Initial Personal Consultation

One of our highly experienced buying agents will discuss your specific property requirements with you. Your buying agent will be your main point of contact throughout the buying process. Following the consultation, we will prepare a property brief outlining the search criteria. We will ask you to sign off against this brief.

2) Your Orientation Tour (optional)

If you are not already familiar with your chosen location, we can arrange to spend a day with you in pre-agreed locations to show you the types of property available. This will help you make an informed decision on which area you would like your home search to be focused. An orientation tour is an invaluable exercise as it helps many of our clients understand the type of property that is on the market within their budget. It can also help to visualise if the location is suitable for your needs. If appropriate we can also provide information on local amenities including schools, leisure and shopping facilities.

3) Property Previews

We start your property search by focusing on the property brief prepared at your initial consultation. We will preview a number of properties to enable us to provide you with a selection of shortlisted options. This will save you precious time and a lot of hassle. This initial preview stage will take us approximately seven working days.

4) Accompanied Viewings

The Citrus buying agent will arrange pre-timed viewing appointments from the shortlist on a specific day agreed with you. Your Citrus buying agent will only show you properties that accurately match your criteria. They will accompany you on all viewings and provide you with impartial and unbiased advice on all the properties you view.

5) Handling Negotiations

Citrus will use our over 50 years of expertise and experience to negotiate the final purchase price on your behalf, obtaining the best deal possible. We can often obtain a sufficient reduction in price to more than cover our total fees.

6) Managing the Purchase Process

We will manage the whole buying process from your initial enquiry through to completion. This will include negotiation of the purchase price and where appropriate we will liaise with your lender, accountant and lawyer to ensure as smooth a transition as possible. As your buying agent our aim is to reduce the stress associated with house purchase and save you valuable time, whilst keeping you fully informed throughout the whole process.

Our Fees

We charge as a buying agent the following:

a)  Retainer fee of £950 (refundable from your success fee)

b)  Success fee of 2.00% for properties under £750,000

c)  Success fee of 1.75% for properties over £750,000

  • Please note we have a minimum fee of £5000 plus VAT for all success fees.

We can introduce you to a trusted mortgage broker who have access to some excellent mortgage funding, which is a totally discreet service. We also have special funding services for our high-net worth applicants. Citrus can also introduce our clients to a quality lawyer and arrange removals within the UK and shipping outside the UK.


Citrus Relocation is a member of The Property Ombudsman a UK government approved regulator to give the homebuyer support and peace of mind. We act in our clients best interests as buying agents and we are bound by their ethics, terms and conditions. We are also holders of the HMRC Money Laundering Certificate, The Property Redress Scheme and Full members of the Association of Relocation Professionals (ARP)
